House-and-Lot vs. Condo: Which Is A Better Buy

Choosing between a house-and-lot and a condominium unit is a never-ending consideration for Filipino families wanting to purchase their first home.

While a house-and-lot has always been the most preferred choice for many Pinoys, condos are becoming a more and more attractive option as they can live closer to the city center where all the facilities are located.

These two options are great buys, but they cater to different types of people. So, how exactly can you know which one is a better buy for you?

Living space

House and lot: For big households with more than 4-5 family members, you may want to set your sights on a house-and-lot. They offer bigger living spaces, making sure that every member doesn’t feel too cramped around the home.

Condo: For those living alone or just starting as a newlywed, a condo unit may be a smarter option. While it doesn’t offer plenty of living spaces, you may not really need it for the number of members currently living at home.

Maintenance costs

House and lot: With bigger living spaces come bigger maintenance costs. Besides your monthly dues, you also have to consider the costs of maintaining these spaces, including cleaning materials, repairs, and more.

Condo: A smaller space doesn’t require expensive maintenance costs! While you still have to spend a few pesos on cleaning materials, it’s not as costly compared with bigger spaces. Plus, most of your amenities like a pool or garden are taken care of by the developer.

Location

House and lot: Most house-and-lot developments are located in the suburbs, a few minutes away from the city. While you can get a house in the heart of the city, it’s often very expensive, getting more expensive commercial space.

Condo: Being in the middle of the city has a lot of benefits like having all the facilities and amenities within your reach! Of course, the convenient location means you have to pay the premium too.

Cost of the property

House and lot: If you choose a home in the suburbs, you pay a more affordable price for the property. However, if the property is located in the middle of the city, the price can often reach hundreds of millions!

Condo: A condo unit in the city is often priced around the same bracket as the price of a home in the suburbs. However, this may also mean your living space is on the smaller side. For bigger condo units with two or more rooms, the price can also reach hundreds of millions.
