- Transfer Certificate of Title (TCT) (latest title, photocopy). For Condominium Unit, present TCT of the land and Condominium Certificate of Title (CCT) (photocopy).
- Updated Tax Declaration (House and Lot) and Updated Real Estate Tax Receipt (photocopy)
- Contract-to-Sell or similar agreement between the buyer and seller.
- Vicinity Map/Sketch of the Property
Also take note of the requirements before loan release of a Pag-IBIG house and lot near Cavite, as follows:
- TCT/CCT in the name of the borrower/co-borrower/s (if applicable) with proper mortgage annotation in favor of Pag-IBIG Fund (Owner’s Duplicate Copy)
- TCT/CCT in the name of the borrower/co-borrower/s (if applicable) (Certified True Copy) with proper mortgage annotation in favor of Pag-IBIG Fund (RD’s copy)
- Updated Tax Declaration (House and Lot) and Updated Real Estate Tax Receipt (photocopy) in the name of borrower and co-borrower/s, if applicable
- Loan Mortgage Documents
- Loan and Mortgage Agreement duly registered with Registry of Deeds with original RD stamp (HQP-HLF162/163)
- Deed of Absolute Sale duly registered with Registry of Deeds with original RD stamp
- Duly accomplished/notarized Promissory Note (HQP-HLF-086/087)
- Disclosure Statement on Loan Transaction (HQP-HLF-085)
When you get approved, you may use the Pag-IBIG Housing Loan to finance any or a mix of the following:
- Purchase of a completely developed residential lot or contiguous residential lots with a total area of no more than 1,000 square meters;
- Purchase of a single-family home and land, a townhouse, or a condominium unit;
- A property mortgaged with the Pag-IBIG Fund; or adjoining house and lots / townhouses / row houses / condominium units.
- Building or completing a residential unit on a residential lot held by the borrower or a borrower’s relative; and home improvement
- Refinancing of an existing home loan, provided that the borrower has been making regular payments on the loan’s amortizations for the last six months, with no payment made more than 30 days past due.
